Overview
Welcome to Zonely Rent. These Terms of Service ("Terms") constitute a legally binding agreement between you and Zonely Rent, Inc. ("Zonely Rent," "we," "us," or "our") governing your access to and use of the Zonely Rent property management platform, including all features, APIs, and related services (collectively, the "Service").
The Service provides property managers with tools to manage properties, leases, tenants, rent payments, maintenance requests, and communications. Tenants may access a limited portal to pay rent, request maintenance, view their lease, and communicate with their property manager.
Acceptance of Terms
By accessing or using any part of the Service, you confirm that:
- You have read, understood, and agree to be bound by these Terms
- You agree to our Privacy Policy, incorporated herein by reference
- If using the Service on behalf of an organization, you have authority to bind that organization
- You are not prohibited from using the Service under any applicable law
These Terms take effect as of the date you first access or use the Service. If you are entering into these Terms on behalf of a company or other legal entity, "you" refers to that entity and all authorized users under your account.
Eligibility
To use the Service, you must:
- Be at least 18 years of age
- Be a legal resident or entity authorized to operate in your jurisdiction
- Provide accurate, current, and complete registration information
- Not have been previously suspended or removed from the Service
- Comply with all applicable local, state, national, and international laws and regulations
The Service is intended for use in the United States. Access from other jurisdictions is at your own risk, and you are responsible for compliance with local laws.
Accounts & Registration
4.1 Account Creation
Property Managers register directly on the Zonely Rent platform. Tenant accounts are created by Property Managers and granted limited access to the tenant portal.
4.2 Account Security
- You are responsible for maintaining the confidentiality of your login credentials
- You must immediately notify us of any unauthorized access or security breach
- You are liable for all activities that occur under your account
- Do not share credentials or allow unauthorized users to access your account
4.3 Accurate Information
You agree to provide and maintain accurate, current, and complete account information. Providing false or misleading information is grounds for immediate account termination.
4.4 One Account Per Company
Each property management company may maintain one primary account. Multiple user seats may be added under a single company account as the Service evolves.
Free Forever Model
5.1 No Monthly Subscription
Zonely Rent operates on a 100% FREE forever model. There are no monthly fees, no setup charges, no per-unit costs, and no hidden subscription charges. All Property Manager accounts have unlimited access to all platform features at no cost.

5.2 How We Make Money
Instead of charging upfront subscription fees, Zonely Rent charges a small 1.5% platform feeonly when rent is successfully collected through the platform. This ensures our incentives are perfectly aligned with yours โ we only succeed when you succeed.
5.3 Account Closure
You may close your account at any time through your account settings or by contacting support. There are no cancellation fees, no penalties, and no final bills. After closure, your account enters a read-only state for 30 days before permanent deletion. Tenant portals will display a closure notice.
5.4 Platform Fee Changes
We reserve the right to modify the platform fee percentage. We will provide at least 60 days' written notice via email before any fee change takes effect. Continued use of the Service after a fee change constitutes acceptance of the new fee structure. You may close your account without penalty before the new fee takes effect.
5.5 No Payment Means No Fees
If no rent payments are processed through the platform in a given month, you pay $0. There are no minimum fees, no maintenance charges, and no "inactive account" penalties. Your account remains fully active and accessible regardless of transaction volume.
Complete Fee Transparency
Zonely Rent has $0 monthly subscription fees. Instead, we charge fees only when rent is successfully collected. Below is the complete breakdown of all fees deducted from each rent payment:
Both the Stripe processing fee (2.9% + $0.30) and the Zonely platform fee (1.5%) are deducted from the rent payment before funds are transferred to your account. There are no hidden fees, no monthly charges, and no surprise costs. What you see below is exactly what you pay.

Example: On a $1,200 rent payment, Stripe charges $35.10 for processing, Zonely charges $18.00 for platform access, totaling $53.10 in fees. You receive $1,146.90 directly to your bank account.
6.2 Autopay Fees
The same fee structure applies to recurring autopay charges. Fees are deducted automatically at the time of each successful payment.
6.3 Failed Payment Fees
No platform fees are charged on failed payment attempts. If a payment fails due to insufficient funds or a declined card, the tenant is notified and no fee is applied. Stripe may charge its own fees for failed payments in certain circumstances; refer to Stripe's fee schedule.
Property Manager Terms
As a Property Manager, you agree to:
- Provide accurate property and lease information
- Obtain all necessary consents from tenants before adding them to the platform
- Comply with all applicable landlord-tenant laws in your jurisdiction
- Connect a valid Stripe Connect account to receive rent payouts
- Not use the platform to engage in discriminatory practices
- Maintain the accuracy of tenant contact information and lease terms
- Notify tenants of their rights regarding the use of their personal data
- Not collect rent or fees outside the platform to circumvent platform fees
7.1 Stripe Connect Account
To receive rent payments, Property Managers must connect a Stripe Connect account. By doing so, you agree to Stripe's Connected Account Agreement. Zonely Rent is not responsible for delays or failures in Stripe's payout process.
7.2 Lease Accuracy
Property Managers are solely responsible for ensuring lease agreements are legally compliant and accurate. Zonely Rent provides lease generation tools as a convenience; these do not constitute legal advice. Consult a licensed attorney for jurisdiction-specific requirements.
Tenant Terms
As a Tenant using the platform, you acknowledge that:
- Your account is created and managed by your Property Manager
- Your Property Manager controls what data is visible to you
- Rent payments made through the platform are subject to the platform fee structure
- You are responsible for ensuring sufficient funds for autopay charges
- The platform is a tool to facilitate your existing lease โ it does not create or modify tenancy rights
- Maintenance requests submitted here are not a substitute for emergency services (dial 911 for emergencies)
8.1 Autopay Authorization
If you enable autopay, you authorize Zonely Rent and Stripe to charge your saved payment method on each rent due date. You may cancel autopay at any time through your tenant portal. Cancellations take effect for the next billing cycle if made at least 3 business days before the due date.
8.2 Tenant Portal Access
Your access to the tenant portal is contingent on your Property Manager's active subscription. If the Property Manager's subscription lapses, tenant portal access may be restricted.
Payments & Rent Processing
9.1 Payment Processing
All payments are processed by Stripe, our third-party payment processor. By using the payment features, you agree to Stripe's Terms of Service and Privacy Policy.
9.2 Payment Timing
Payments are typically processed within 1โ3 business days. Actual payout timing to Property Managers depends on Stripe's payout schedule. Zonely Rent does not guarantee same-day settlement.
9.3 Disputes & Chargebacks
Tenants who dispute a charge must contact their Property Manager first. Chargebacks initiated directly with a card issuer without prior resolution attempts may result in account suspension. Zonely Rent will cooperate with Stripe's dispute resolution process.
9.4 Refunds
Refunds on rent payments are initiated only by Property Managers. Zonely Rent does not independently issue refunds on behalf of Property Managers. Platform fees are non-refundable once a payment has been successfully processed.
Prohibited Use
You may not use the Service to:
Violation of these prohibitions may result in immediate account termination and may expose you to civil or criminal liability.
Intellectual Property
11.1 Our IP
The Service, including its software, design, text, graphics, logos, and all related intellectual property, is owned by or licensed to Zonely Rent, Inc. and is protected by United States and international copyright, trademark, and other intellectual property laws.
11.2 Limited License
We grant you a limited, non-exclusive, non-transferable, revocable license to use the Service solely for your internal business purposes in accordance with these Terms. This license does not include any right to sublicense, modify, adapt, copy, or create derivative works.
11.3 Your Content
You retain ownership of content you upload to the Service (e.g., lease documents, property photos, messages). By uploading content, you grant us a worldwide, royalty-free license to store, process, and display that content solely to provide the Service.
11.4 Feedback
If you submit feedback, suggestions, or ideas about the Service, you grant us the right to use that feedback without restriction or compensation.
Disclaimers
To the fullest extent permitted by law, Zonely Rent disclaims all warranties, express or implied, including:
- Implied warranties of merchantability, fitness for a particular purpose, and non-infringement
- That the Service will be uninterrupted, error-free, or completely secure
- That data transmitted through the Service will be uninterrupted or loss-free
- The accuracy or completeness of any content on the Service
Not Legal Advice. Lease templates and documents provided by the Service are for general informational purposes only and do not constitute legal advice. Consult a licensed attorney for legal guidance specific to your jurisdiction.
Not a Party to Leases. Zonely Rent is a technology platform. We are not a party to any lease agreement between Property Managers and Tenants, and we bear no responsibility for the terms or enforcement of any lease.
Limitation of Liability
IN NO EVENT SHALL ZONELY RENT'S TOTAL CUMULATIVE LIABILITY TO YOU EXCEED THE GREATER OF:
- The total subscription fees paid by you to Zonely Rent in the 12 months immediately preceding the claim, OR
- $100 USD
Some jurisdictions do not allow the limitation or exclusion of liability for certain types of damages. In such jurisdictions, our liability shall be limited to the maximum extent permitted.
Indemnification
You agree to indemnify, defend, and hold harmless Zonely Rent, Inc. and its officers, directors, employees, agents, licensors, and service providers from and against any claims, liabilities, damages, judgments, awards, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or related to:
- Your violation of these Terms
- Your use or misuse of the Service
- Your violation of any third-party rights, including intellectual property or privacy rights
- Any content you submit, post, or transmit through the Service
- Your violation of any applicable law or regulation
- Any dispute between you and a Tenant or Property Manager
Termination
14.1 Termination by You
You may terminate your account at any time by cancelling your subscription through the Settings page or by contacting support. Cancellation is effective at the end of the current billing period.
14.2 Termination by Zonely Rent
We may suspend or terminate your account immediately, with or without notice, if:
- You breach any provision of these Terms
- You engage in fraudulent, illegal, or abusive activity
- Your subscription payment fails and is not resolved within a reasonable period
- We are required to do so by law or court order
- We decide to discontinue the Service (with reasonable notice)
14.3 Effect of Termination
Upon termination: (a) your license to use the Service ends immediately; (b) you may request an export of your data within 30 days of termination; (c) we may delete your data after the retention period described in our Privacy Policy; (d) all outstanding fees become immediately due.
Dispute Resolution
15.1 Informal Resolution
Before filing any formal claim, you agree to contact us at legal@zonelyrent.com to attempt to resolve the dispute informally. We will make good-faith efforts to resolve disputes within 30 days.
15.2 Arbitration
If informal resolution fails, any dispute arising out of or relating to these Terms or the Service shall be resolved by binding individual arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules. The arbitrator's decision shall be final and binding.
15.3 Class Action Waiver
You agree that any dispute resolution proceedings will be conducted only on an individual basis, not as a class, consolidated, or representative action.
15.4 Exceptions
Either party may seek emergency injunctive or other equitable relief in a court of competent jurisdiction to prevent imminent harm or protect intellectual property rights.
Governing Law
These Terms shall be governed by and construed in accordance with the laws of the United States of America, without regard to conflict of law principles. Any legal actions not subject to arbitration shall be brought exclusively in the federal or state courts located in the United States, and you consent to the personal jurisdiction of such courts.
Changes to Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will:
- Update the "Last updated" date at the top of this page
- Send an email notification to all registered users at least 15 days before changes take effect
- Display a prominent in-app notice
- For significant changes, require re-acceptance before continued use
Your continued use of the Service after changes become effective constitutes your acceptance of the updated Terms. If you do not agree to the updated Terms, you must stop using the Service and cancel your account.
